Q1. Are there any problems getting tenants?
Answer: As the houses are built in high population growth areas. There is normally a waiting list.
Q2. Can my Family Trust be the investment vehicle?
Answer: Yes, but the banks do not accept them as readily as in NZ and put unreasonable requirements on Trustees.
Q3. Are all interest and operating costs claimable against my NZ Tax?
Answer: Currently yes they are.
Q4. How long does it take for the house to be built?
Answer: Normally up to 7 months.
Q5. Why not invest in NZ?
Answer: There are times when this is preferable but currently the large population move is into Australia which results in larger capital growth.
Q6. Am I losing control of my investment?
Answer: No. Although you are employing I4G and IPR to assist you, you are the owner of the property and can sell on the open market at any time.
Q7. Will this property be part of a complex or ownership scheme?
Answer: No. This is an individually owned property in an estate of 'Owner Occupier' homes. This environment offers accelerated capital growth and a better class of tenant and surroundings.
Q8. How will I know whether my investment is growing in value?
Answer: I4G will provide you with a market appraisal on an annual basis.
Q9. What currency are the quoted figures in?
Answer: For NZ properties we use $NZ, for Australian properties we use AUD$
Q10. Who organises the funding?
Answer: Normally the client will organise his NZ funding and I4G will assist with the Australian funding sources and procedures.
Q11. Who organises what?
Answer: Australian Lawyers, Insurances, Builders and Letting Agency all organised by I4G. NZ finance by purchaser.
Q12. Why not buy a ready-built house and save on building time?
Answer: You will not get a house designed specifically for the site and you will pay Stamp Duty on the conbined value which is a large amount.
Q13. What is Depreciation and how does it work?
Answer: An amount you can write off your assets for tax purposes. Your accountant will action this.
Q14. What is included in ongoing costs?
Answer: Rates, water, insurance and property management fees.
Q15. How is the I4G different from others advertised?
Answer: These are quality stand-alone properties especially selected for their growth potential and are designed and constructed with a class of tenant and rental value taken into consideration. I4G or IPR 'NEVER' own the land or building, the owner has control.
Q16. Is there a rental guarantee?
Answer: No.The property is yours - you can let,buy, or sell it as you wish.
